| Ms. Beebe reported that representatives from nearly all of the affected parcels were |

| present at the work session. One major concern was the effect of the proposed |
|
| changes on commercial property values. Most of the owners would like to see an |
|
| alternative that provides for retaining commercial use with a conversion of the existing |
|
| B-1 area to B-2. All of the property owners could see the benefits of treating the |
|
| area as single use type; consolidation made sense to them. Most of the attendees |
|
| were not supportive of the community amenity alternative because they believe it |
|
| would make their property less valuable. Office use was considered reasonable, |
|
| however, existing office zoned parcels have not sold. In addition to this, asking prices |
|
| for some parcels make it difficult to support residential amenities. |
