| Mr. Frankel then detailed the advantages of this development to the community. The |

| project is a site condominium development, the houses and driveways will be set back |

| in their own community which will give the development privacy and a uniqueness in |
|
| itself. The streets will be owned by the homeowners association and they will have full |
|
| responsibility for the maintenance and care of the road, landscaping, internal lights, etc. |

| Because of the lack of density the development will have less demand than normal on |
|
| the community for service, there will be a larger tax base for the community and less |
|
| impact on the school systems and on traffic. The proposal will also allow the |
|
| developer to do something for the parcel that the developer may never have a chance |
|
| to do. Mr. Frankel then detailed the aesthetic qualities of the development. |
