| The Chair reviewed that the previous meeting on March 2, 1999 ended in a tie vote to |
|
| deny site plan approval. The absence of three Planning Commission members |
|
| allowed for the tie. A motion can now be made by one of the makers of the motion to |
|
| reconsider the failed motion, a motion to reconsider can also be made by one of the |
|
| absent members, or a new motion can be made to approve the site plan, or discussion |
|
| could ensue and possibly result in a new motion. |
|
| Mr. Vestevich explained that the building will be moved 5 feet to the west to provide a |
|
| total setback of 87 feet on the easterly side of the proposed building; the ordinance |
|
| requires 75 feet minimum. The previous site plan showed a setback of 82 feet. In |
|
| addition the parking spaces have been reduced from 211 to 176. That change comes |
|
| from a recalculation after removing the free standing restaurant which had been |
|
| incorporated into the multi-use building, and also the 80/20 usable floor space |
|
| formula. They had been operating on a 100 percent premise. As before, there |
|
| would be no parking spaces along the easterly side of the proposed building. The |
|
| parking spaces eliminated are from the second row of parking spaces on the westerly |
|
| part of the building closest to the building. This results in a wider drive area and |
|
| service zone on the east side of the building. They have also added a small landscape |
|
| area on the west side of the building. The size of the building would be 33,000 square |
|
| feet. That is picked up by an increment along the westerly dimension of the building -- |
|
| the building becomes wider to the west, and a portion on the northerly side toward |
|
| Auburn Road. The prior square footage was 26,375 square feet. The depth of the |
|
| building varies from 80 feet to 120 feet plus the canopy depth of 10 feet. The |
|
| increase in the depth through the mid-section by 20 feet. The thickness of the back of |
|
| the building is the same. The width of the building has been increased from 80 feet |
|
| and 60 feet in previous submitals to 80 feet and 100 feet. |
