| use. One of the issues city-wide is the need to increase the business tax base. When |

| you look at the entire City of Rochester Hills and the freeway system, the planned |

| road widenings and the existing newer uses, this residential community which includes |
|
| York, Avalon and St. Clair, is one that if it was starting in a green field would be a |
|
| light industrial area. What the city has in the community is approximately 34 residential |
|
| units that are chiefly owner-occupied, a few properties that are vacant and a real |
|
| commitment on part of the residents that are there to retain the residential. If in master |
|
| plan terms you should look over time to the future and say this area should become a |
|
| different use from the current residential and move to a business use or if it should be |
|
| reenforced as the existing residential over time and retained as a residential |
|
|
