| Ms. Goodwin reviewed the staff report and provided an aerial photograph. Ms. |

| Goodwin added that the A. Raymond company currently occupies an existing building |
|
| in the same industrial park. The applicant proposes to operate three shifts for five |
|
| days per week in the proposed building. A further expansion of the building is |
|
| anticipated in the future to add another 36,000 square feet, bringing the total employee |
|
| count from 12 to 62 persons. The aerial photograph showed the relationship of the |
|
| existing building to the proposed building on Lot 32. The access and circulation is |
|
| from both Technology Drive and Research Drive. Sixty-five parking spaces are |
|
| proposed for the initial development with no apparent adverse effects to the proposed |
|
| circulation. There are no regulated wetlands on the site. The property is exempt from |
|
| the requirements of the Tree Conservation Ordinance as it is a platted subdivision. |

| The site plan does propose landscaped parking islands as well as a greenbelt |
|
| improvement along the east property line where it adjoins an existing industrial building |
|
| development. The Planning Department is recommending approval of the proposed |
|
| site plan. Ms. Goodwin pointed out that the applicant has agreed to provide a |
|
| cross-access easement which would allow for potential fire access to the adjacent site, |
|
| which has been included in the packet. The applicant is agreeable to the |
|
| recommended landscape bond in the amount of $16,124 which should be a condition |
