area is proposed to be a compensatory storage area. That area will be |

excavated and planted with seed mix that will essentially allow it to return to |
|
its natural condition. They are asking for the 25-foot setback buffer that |
|
would ordinarily be required along the Gibson Drain. It is a natural feature |
|
setback to be relocated to immediately east of the parking. It would remain |
|
the same width; it would remain equal in all respects; all existing plant |
|
material within that 25 foot buffer would remain and would be supplemented |
|
with additional plantings as shown on their landscape plan. Along the |
|
southerly boundary is South Boulevard, where they are basically preserving |
|
the existing visual appearance of the site. The existing woodland would |
|
serve to buffer the site substantially in this area. The vision of the site in the |
|
summertime would probably be about as it is now; the parking lot would not |
|
be visible, and in winter there would be a screened view of the parking area |
|
from both South Boulevard and Michelson Drive. They are asking that the |
|
wooded area and wetland in the area immediately in front of the building be |
|
allowed to be thinned out selectively to remove some of the small |
|
understory and brush. The only intent of this would be just to achieve some |
|
visibility of the building. They have been told this is completely consistent |
|
with the wetland preservation requirements. Mr. Necci believed they have |
|
designed a building with a very nicely enhanced entrance area. They would |
|
put some very specific detailed landscaping later on the entrance. The |
|
building is raised up slightly above the parking area due to floodplain |
|
issues on the site so there is some ramping in specific areas. There are |
|
ramps to provide barrier free access to all the doorways into the building. |
|
They are proposing a predominantly dark red brick façade with two granite |
|
columns on either side of the arched entrance. Some of the staff reviews |
|
have mentioned there is too much EFIS. |
