Title: PUBLIC HEARING - FILE NO. 12-004 Location: 3488 Hazelton Ave., located on the south side of Hazelton, between S. Livernois Rd. and M-59, Parcel Identification Number 15-34-176-014, Zoned R-4, One Family Residential. Request: A variance of 169.9 square feet from Section 138-10.102A (Detached Accessory Structures) of the Code of Ordinances, which limits the combined floor area of all detached accessory structures located on a lot to the ground floor living area of the main building or 720 square feet, whichever is less. In this case, the maximum permitted area for all accessory structures on the lot is 720 square feet. The existing garage is 710.4 square feet and the proposed addition to the garage is 179.5 square feet which would result in a total of 889.9 square feet, requiring a variance of 169.9 square feet.
